5 Signs It’s Time to Replace Your Roof

Roof wearing thin? These signs could indicate a roof replacement is needed.

It may still be February, but the warmer weather in central Texas has many residents thinking about projects to get their homes into tip-top shape. In many cases, this means taking a look at the roof. Your roof offers valuable protection from nature and weather conditions, such as rain, strong winds, the hot sun, hail, and everything else in between. Your home’s roof protects you and your family from the elements of nature, but it doesn’t last forever. Replacing an old and worn out roof is essential to avoid any potential dangers that may arise from ignoring the signs. Take a look at these signs that indicate you may need a roof replacement.

Age

Most roofs last only 20 to 25 years. Although roofs are designed to be durable, there are many factors that can expedite the expiration date, such as the hot sun in Texas.

Warped Shingles

Shingles on the roof should be straight and filled with granules. If there are any cracked or curling shingles, or granules that have fallen into the gutters, you may want to consider replacing your roof. At the very least, repair the damaged shingles for better protection.

Neighbors Are Replacing Roofs

Are your neighbors replacing their roofs? Many neighborhood homes were built at the same time, meaning that if your neighbors are getting a new roof, yours may need replacing soon, too. Have a reputable roofer check for damage – most will do it for free.

Leaks/Light

If your roof is letting in water or light, it is certainly time to get a new roof! Don’t risk your interior property – Start looking for a professional right away.

Keep in mind that you may not be able to turn to your homeowners insurance policy to repair or replace your roof if it is simply worn out. It is your responsibility as the homeowner to maintain the roof and keep it in good condition throughout the years. Your homeowners insurance is designed to protect your house after a disaster. If your roof was damaged due to a covered peril, such as a hailstorm or fire, then you may be able to file a claim to get the insurance to kick into effect.

Home insurance may not cover your roof for natural wear and tear, but it is important protection in case it does get damaged by a covered peril. The team at Reata Insurance Group is here to help!
